El de la semana pasada <a href=\"https:\/\/www.wsj.com\/economy\/housing\/housing-market-new-supply-prices-210b14f2?msockid=352ef474826665d32d03e19f83356456\">portada en The Wall Street Journal<\/a>amplificado por el equipo de datos de Redfin, fue uno de esos momentos...<\/p>\n<p><strong>\"Medio mill\u00f3n m\u00e1s de vendedores que de compradores\" <\/strong><\/p>\n<p>Es un titular poderoso. Pero aqu\u00ed est\u00e1 la cosa: tambi\u00e9n es <strong>profundamente enga\u00f1oso<\/strong>.<\/p>\n<\/div><\/div><\/div><div class=\"fusion-layout-column fusion_builder_column class=\"fusion-text fusion-text-2\"><p>Veamos de d\u00f3nde procede esta cifra y, lo que es m\u00e1s importante, por qu\u00e9 es err\u00f3nea.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/news\/sellers-vs-buyers-price-impact\/?msockid=352ef474826665d32d03e19f83356456\">Gr\u00e1fico de Redfin<\/a> afirm\u00f3 que hab\u00eda <strong>1,943 millones de vendedores activos<\/strong> en abril de 2025.<\/p>\n<p>Es una cifra muy alta, y al instante me llam\u00f3 la atenci\u00f3n. \u00bfPor qu\u00e9?<\/p>\n<p>Porque <strong>ninguna otra fuente cre\u00edble informa de nada parecido. <\/strong><\/p>\n<p>Esto es lo que <em>actual<\/em> muestran los datos del mercado:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.realtor.com\/research\/april-2025-data\/?msockid=352ef474826665d32d03e19f83356456\"><strong>Realtor.com:<\/strong><\/a> 959.000 anuncios activos (datos extra\u00eddos de la MLS)<\/li>\n<li><a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/existing-home-sales\"><strong>Asociaci\u00f3n Nacional de Agentes Inmobiliarios:<\/strong> <\/a>1,45 millones de viviendas catalogadas, pero alrededor de <strong>400.000 de ellos ya tienen contrato<\/strong><\/li>\n<li><a href=\"https:\/\/www.hud.gov\/news\/hud-no-25-069\"><strong>Viviendas de nueva construcci\u00f3n:<\/strong><\/a> 504.000 nuevas construcciones, pero s\u00f3lo <strong>117.000 se han completado y est\u00e1n disponibles, <\/strong>seg\u00fan <strong><a href=\"https:\/\/www.census.gov\/construction\/nrc\/index.html\">Datos de finalizaci\u00f3n de viviendas de la Oficina del Censo\u00a0<\/a><\/strong><\/li>\n<\/ul>\n<p>Incluso sumando todo (y sin contar dos veces), el n\u00famero real de <em>disponible<\/em> viviendas es dr\u00e1sticamente inferior a la afirmaci\u00f3n de Redfin.<\/p>\n<p>\u00bfDe d\u00f3nde han sacado esa cifra?<\/p>\n<p>Al parecer... hicieron sus propias cuentas.<\/p>\n<p><a href=\"https:\/\/www.redfin.com\/news\/sellers-vs-buyers-price-impact\/?msockid=352ef474826665d32d03e19f83356456\">Redfin<\/a> tambi\u00e9n intent\u00f3 <strong>estimar el n\u00famero de compradores<\/strong> - algo que no se puede medir realmente, utilizando un ratio personalizado basado en el tiempo que tarda el comprador \"t\u00edpico\" en pasar de una visita a una compra.
