Todav\u00eda hay muchas posibilidades de que veamos dos recortes m\u00e1s de aqu\u00ed a finales de a\u00f1o.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Pero aqu\u00ed est\u00e1 el truco: a pesar de que la Fed redujo los tipos en 0,50% en septiembre, los tipos de las hipotecas a 30 a\u00f1os subieron\u00a0<\/span><i><span style=\"font-weight: 400;\">arriba<\/span><\/i><span style=\"font-weight: 400;\">\u00a0en torno a 0,75%. Entonces, \u00bfpor qu\u00e9 suben los tipos hipotecarios cuando la Reserva Federal est\u00e1 recort\u00e1ndolos? No funciona exactamente as\u00ed. La Fed recorta lo que se llama el\u00a0<\/span><b>Tipo de los fondos federales<\/b><span style=\"font-weight: 400;\">que es un tipo de inter\u00e9s a un d\u00eda que los bancos utilizan para prestarse dinero entre s\u00ed. Esto afecta a cosas como las tarjetas de cr\u00e9dito, los pr\u00e9stamos para autom\u00f3viles y los pr\u00e9stamos a corto plazo, pero\u00a0<\/span><b>no tipos a largo plazo como su hipoteca<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Los tipos a largo plazo -como los hipotecarios- dependen de otros factores, principalmente la inflaci\u00f3n y el mercado de bonos. De hecho, la inflaci\u00f3n se ha ido enfriando, y los costes de la vivienda (que han ido a la zaga) por fin se est\u00e1n poniendo al d\u00eda. Pero t\u00e9ngalo en cuenta,\u00a0<\/span><b>la Fed no reduce directamente los tipos hipotecarios<\/b><span style=\"font-weight: 400;\">por lo que cualquier descenso de los tipos no se producir\u00e1 de la noche a la ma\u00f1ana.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00bfQu\u00e9 significa esto para usted como posible comprador, agente inmobiliario, constructor o propietario? <\/span><b>\u00bfSigue siendo un buen momento para comprar, construir, refinanciar o rehabilitar?<\/b><\/p>\n<p><span style=\"font-weight: 400;\">La verdad es que depende de su situaci\u00f3n individual. Con los tipos fluctuando, es m\u00e1s importante que nunca tener una evaluaci\u00f3n personalizada basada en sus objetivos y situaci\u00f3n financiera.
